Sunnyvale Mobile Home MOU Forum

Hosted in partnership with the Law Foundation, Livable Sunnyvale, SV@Home, and Sunnyvale Mobile Home Resident Group.

Speakers: Nadia Aziz, Emily Ramos, and Bruce Stanton, Esq.         

The Sunnyvale Memorandum of Understanding will stabilize annual space rents and the rent increases when a mobile home is sold to a new buyer. All 10 mobile home owners signed the Memorandum of Understanding and it was formalized on October 18, 2021. All Park Owners are sending long-term leaseholders a Lease Addendum which add the financial terms of the MOU to their existing lease. Mobile Home resident/owners on a long-term lease must sign the Lease Addendum to be covered by the MOU. Mobile Home resident/owners on a month-to-month rental agreement are automatically covered by the MOU. There is no obligation for these month-to-month residents to sign a rental/lease agreement.

The MOU will affect each of the more than 11,000 Mobile Home residents. The three affordable housing advocate organizations hosting this Forum will provide information about the MOU and answer as many questions as possible so that all long-term leaseholders can make the best decision possible.

Nadia Aziz

Nadia Aziz is the Housing Directing Attorney at the Law Foundation of Silicon Valley.  Nadia has led groundbreaking housing litigation and policy advocacy throughout Silicon Valley in her role at the Law Foundation.  Her work includes a multi-year effort to save Palo Alto’s only mobile home park. 

Emily Ramos

Emily Ramos is the Preservation and Protection Associate at SV@H. She assists in the implementation of SV@Home’s approach to tenant protections, affordable housing preservation, and comprehensive anti‐displacement policy solutions, all undertaken in an equity framework.

Bruce Stanton

Bruce Stanton is the foremost authority on Mobile Home law in California. He has been a practicing California attorney since 1982, and has spent the majority of his legal career specializing in the representation of mobilehome residents, small businesses and families. He is the general counsel for the Golden State Manufactured Home Owners League (GSMOL).

Jenny Carloni, City of Sunnyvale’s Housing Officer leads the dynamic Sunnyvale Housing Division with a goal of creating and preserving affordable housing, creating below market rate home ownership opportunities, offering home rehabilitation programs, and supporting partners who provide resources to the community’s lower income residents. The Division manages a multimillion dollar local Housing Mitigation Fund and million dollar annual federal funding award to support these efforts.

He is a member of the American Institute of Certified Planners (AICP) and has more than 10 years of professional experience in planning and public policy.

    • Robert supports the work of Destination: Home by managing the Housing Ready Communities initiative. Focusing on public policy, community engagement and advocacy, Robert previously worked as a consultant and with the National Democratic Institute to support political parties and activists working for civil and political rights in North Korea, Pakistan and Venezuela. He founded and directed the Durham Association for Downtown Arts in Durham, North Carolina, and worked as a grassroots organizer for Barack Obama’s first presidential election campaign. Robert holds a bachelor’s degree in religious studies from Duke University, and a master’s degree from the North Carolina State University School of Public and International Affairs. He speaks German and Spanish fluently.

Special Event: Safe Parking and the Unhoused in Sunnyvale

About the Event: 
As you know, due to a lack of affordable housing, our community is experiencing a housing crisis resulting in many of our residents living in their vehicles (car, van, RV…).  Our surrounding communities such as Mountain View, Fremont, San Jose, Cupertino and Saratoga have implemented safe parking programs to address this issue.

At this special event, we will hear from Sunnyvale Community Services about the magnitude of the problem in Sunnyvale and find out about a successful  Safe Parking Program in Mountain View.  We will also hear about the exciting new interim housing communities from LifeMoves   You can view a site tour of the LifeMoves facility in Mountain View here.

Finally we will get an update from Santa Clara County and the City of Sunnyvale on ongoing efforts to address this crisis.

Endorsement Meeting for Two Affordable Housing Projects – August 18th

Livable Sunnyvale is hosting an endorsement meeting for two affordable housing developments.  During this meeting you will hear from the developers, share your concerns and, if you are a member of Livable Sunnyvale and eligible to vote, vote to endorse or not each of these proposed developments.

Sonora Court (1178 Sonora Court – close to Lawrence Station) is sponsored by MidPen Housing.  Jennifer Liu, Senior Project Manager for MidPen Housing will give a brief presentation to introduce this development and then go over our Endorsement Form.

Orchard Gardens (245 W. Weddell Drive) is sponsored by First Community Housing.  Jose Lujano, Project Manager for First Community Housing will give a brief presentation to introduce this development and then go through our Endorsement Form.

Subsequent to these presentations, eligible members will vote to endorse the project or not.  If we endorse the project, Livable Sunnyvale will send a letter to the Planning Commission and City Council in support of the project. 
We want to commend the developers for their willingness to come to this meeting and hope to see you on the 18th!

Today, after almost 8 years on the board, he serves as BAWSCA’s board chair where he has become deeply involved in water issues affecting the 1.8 million people in BAWSCA’s service area.

    • What is the Housing Element?  It’s hugely important for housing advocates to get involved to make sure plans for the next 8 years of housing are fair and feasible!

  7. Orchard Gardens Introduction & Overview — Jose Lujano of First Community Housing (20 minutes)
    • Orchard Gardens is a new affordable housing project in Sunnyvale being planned by First Community Housing.  The plans for the re-development of 245 Weddell Drive include the development of 123 affordable apartments, with 15 apartments for people with developmental disabilities.
